LEADERSHIP:
Cynthia Russell manages the Loss Mitigation Department at The Wolf
Firm. Ms. Russell has extensive Mortgage Servicing experience in the areas
of Loan Servicing, Loss Mitigation and System Analyzing.
Before joining The Wolf Firm, Ms. Russell worked for American Home
Mortgage (formerly Option One Mortgage) as a Loan Consultant, Business System
Analyst and Loss Mitigation Negotiator for 5 years. Prior to that, she worked
for Wells Fargo as a Loss Adjustor/Borrower Counseling Representative for
3 years. She is also a certified Notary Public.

OUR SYSTEMS AND PROCEDURES:
State of the Art Computerization: The Wolf Firm employs state
of the art technology including a data system called "ProLaw". Through ProLaw,
all client documents, memoranda, communications, notes, drafts and recorded
documents are kept in a centralized location so that all attorneys and paralegals
can access all file documentation. This allows for a quick review of the
entire file and other significant operating efficiencies.
Firm members are fully trained and work within LPS Desktop, Vendorscape,
Lenstar and Lincs. In addition, the firm provides a host of comprehensive
free services including on-site seminar training programs, internet based
training and periodic status reports.

LOSS MITIGATION FLAT
FEE PROGRAM:
The Wolf Firm bills under investor guidelines. For all loans that
are non-investor, we will bill under the lower GSE Guidelines.
These fees are exclusive of certain costs. While The Wolf Firm does
not charge for general legal questions, travel expenses, normal mileage,
or long distance telephone charges, the Firm does bill costs paid to outside
services or incident to the case (service fees, appraisal, and document retrieval
fees).
Highlights of this fee schedule includes the following:

charge.

COMMUNICATION:
We recognize that a well-informed client is a satisfied one and thus
a number of systems have been developed to ensure that our clients are indeed
well-informed. First, we pride ourselves on promptly returning all
of your telephone calls and e-mails. Second, you will regularly be
receiving correspondences regarding the status of each case, and copies of
all pleadings are provided with explanatory cover letters. Third, if requested
the firm provides monthly status reports. We encourage questions and
attempt to provide practical answers based on legal principles related to
the customs and practices in the industry. Finally, all of these services
are included within the basic fee programs at no additional charge.
NATIONAL ATTORNEY NETWORK:
We helped found a national network of attorneys now known as the
USFN and we are a proud member of that association. Additionally, we are
a member of the AFN. The USFN and AFN are both recognized as premiere
legal networks in the country for problem loans. Should you need relief
from stay (or foreclosure, eviction, receivership, etc.) assistance in another
state, we can refer you to a USFN or AFN member and help coordinate the action
with that attorney. This service is provided at no additional charge.
TRAINING:
We are always striving to improve and enhance our training process.
Currently, the firm provides a comprehensive training program tailored
to meet the specific needs of our clients. Seminar topics include "An Overview
of Bankruptcy and Relief from Stay Actions," "Preparation of the Deed In
Lieu of Foreclosure" and "General Approaches to Evictions." We find
that seminars are an excellent means of communication and provide this service
at no additional charge. Online training programs are also
available.
COST SAVINGS APPROACH:
The firm strives to perform legal services in the most cost effective
manner possible. In bankruptcy matters we do not routinely request
appraisals; rather, appraisals are only requested in those relatively rare
instances where equity will truly be at issue and where it appears likely
that the appraisal will influence a particular judge. Our recommendations
in this and similar areas are based on years of experience with local rules
and judges.
We also strive to inform our clients of methods and approaches they
may utilize to avoid unnecessary legal costs. For example, we instruct
our clients on how to contact the various bankruptcy courts to determine
whether they are already automatically relieved of the stay, and if so, the
methods for obtaining copies of the appropriate orders without attorney
involvement. Similarly, we can recommend (from a cost perspective) when a
case is best referred to the firm. These simple actions can produce significant
cost savings.
